Case Study: Property Management

Tila Commercial were instructed to manage a mixed use scheme in a prime location in Chelmsford city centre in May 2018. The premises consists of 30,000 sqft of office space over four floors and a 3,500 sqft retail unit on the ground floor. After transitioning the building in and undertaking a full audit, regular occupier meetings were arranged, enabling us to quickly understand the building and occupier needs. By working closely with our service providers, reviewing surveys, engaging with occupiers and listening to the feedback, an action list was produced and worked through with agreed timelines. This included essential M&E lifecycle works, along with the installation of a new external bike store and internal common area redecorations. We listened to our clients and customers needs which resulted in an improved building for all.

Case Study: Accounting

Tila Commercial took on a property that had previously been managed by a residential property management company. After investigation, we identified discrepancies in account pre-transfer, including incorrect VAT accounting, service charge funds misapplication and uncollected arrears. The discrepancies found were reported to the client. Any errors were rectified and a comprehensive accounting regime was put in place, which included a robust tailored reporting structure.  

Case Study: Facilities Management

Tila Commercial’s Facilities Management team were instructed to undertake a full audit and mobilisation on a mixed-use portfolio around the M25. The remit was to identify any statutory obligations owned by the client that were not being fulfilled. This included a review of all service providers, their competencies and qualifications, statutory documentation and in-depth site inspections. Following the audit, any areas that posed a risk to the client were highlighted, prioritised and actioned accordingly. The team continue to work with their service providers to ensure the properties are maintained and compliant.  

Case Study: Estate Management

Tila Commercial were appointed at short notice by liquidators to undertake a fixed term agreement for all Facilities Management services on a large Estate with various stakeholders, located in the South West of England. There had been no services undertaken for a significant period which left the Estate in an extremely poor condition and exposed to various risks. Following communications with all stakeholders, we were able to procure and mobilise a Service Partner to deliver all ongoing Soft Services, including a landscaping and civil ground work blitz.  

Case Study: Asset Management

Tila Commercial were instructed to open negotiations with an SME whose lease was near expiry. The customer also held a lease to the adjoining retail unit in a five storey mixed use property in Leeds. The customer offering contributed to the property via a wellness initiative. Due to the nature of the business they would have struggled to absorb a significant rental increase. Tila Commercial agreed a surrender of both leases. The customer merged the units to provide a more beneficial space and were granted a lease for the new space with fixed uplifts throughout the term. This resulted in an uplift in rent for the Landlord and a space that could be fully utilised by the customer. Fixed wellness clauses were inserted in the lease to the benefit of the property and community. The customer is now able to grow as the rent increases gradually over the next 10 years.  

Case Study: Placemaking

Tila Commercial are providing Design for Management, Placemaking and Commercial Property Management on the Eastwick & Sweetwater Development in Stratford, East London. The seven phase development contains 55,000 sqft. of retail and leisure and 60,000 sqft. of office space as well as 1,500 residential units within the Olympic Park. Eastwick & Sweetwater will be a vibrant, dynamic environment, with a customer mix that creates compelling dining and retail experiences, which will ultimately maximise the value of the development.
