Tila Commercial were instructed to undertake a photographic Schedule of Condition of a commercial multi-let office unit in Northwich, Cheshire. The client, an existing tenant at the property, had agreed a new lease to include additional areas which required documenting via a Schedule of Condition. Upon inspection, it was established that the condition of the original accommodation was significantly different to that of the proposed new area. Tila Commercial prepared a detailed document that would cover the varying condition of the original, and new elements and sufficiently protect the client at lease expiry.

Case Study:
Project Management

Tila Commercial were instructed to undertake a Feasibility Study of a commercial asset in Hull, East Yorkshire. The property was originally constructed for residential use, and with the commercial lease approaching expiry, the client wanted to investigate multiple options for converting the property back to residential use, prior to deciding whether to find a new commercial tenant. We inspected the site to assess the condition and key risks, undertook a site measurement survey, prepared a feasibility report incorporating Building Regulation compliant plans and associated budget costs for conversion. The report highlighted that the project was logistically viable, however the client opted to re-let to a commercial tenant to provide social value to the wider community. As a result the client has an informed strategy for the future use of the building. Tila Commercial prepared a photographic Schedule of Condition prior to the lease being signed.

Case Study:
Project Management

Tila Commercial were instructed as Project Manager and Contract Administrator for the refurbishment of a c.5,500 sq ft office for an owner-occupier. The brief was to deliver a clean, modern workspace including a complete renewal of all base-build M&E elements.

The key challenge of the project involved the client remaining in occupation throughout the works, this was overcome by phasing of the works and regular communication between all stakeholders.

Covid 19 lockdown impacted the delivery programme, however the potential financial impact to the client was mitigated by collaboration and co-operation between the client, contractor and project team, meaning the project was delivered on budget.
